The Village of Caledonia has adopted its first mixed-use zoning district, creating a formal route for projects that combine housing with retail, office, or restaurant space.

Village documents set the district at a minimum of five acres, buildings no taller than 45 feet, at least 20 percent open space, and 16 to 25 homes per acre.

Residents interviewed said they want more retail nearby, especially clothing stores, so they do not have to drive across town for basic shopping.

The former Kmart site was mentioned as a possible location, but village staff said no project is under consideration there, and the owner would first need a land-use change and rezoning.

The village is also collecting feedback for its comprehensive plan update through a Visioning Survey open through Oct. 21.
